DESCRIPTION:
The United States has come a really long way in its fight for freedom and equality for all citizens. Fair Housing Month, a cause best articulated by the late Dr. Martin Luther King, is set aside each year to educate the public about the laws concerning real estate and the Fair Housing Act of 1968 with its 1988 amendments.
The Fair Housing Act is a federal act in the United States intended to protect the buyer or renter of a dwelling from seller or landlord discrimination. It makes it unlawful to refuse to sell, rent to, or negotiate with any person because of that person's inclusion in a protected class. Protected classes are: race, color, national origin, religion, sex, familial status or handicap.
The Fair Housing Act does not allow lessors or sellers to:
Refuse to rent or sell housing;
Refuse to negotiate for housing;
Make housing unavailable;
Deny a dwelling;
Set different terms, conditions or privileges for sale or rental of a dwelling;
Provide different housing services or facilities;
Falsely deny that housing is available for inspection, sale, or rental;
For profit, persuade owners to sell or rent (blockbusting) or;
Deny anyone access to or membership in a facility or service (such as a multiple listing service) related to the sale or rental of housing on the basis of the aforementioned protected classes.
